Three Ways to Search Listings!
Thinking of a good deal or a house to fix up and make some money?
Some foreclosures are great deals and some are not so great. If you buy from HUD you will need to be sure that you have deposit money when you make the offer and that you defiantly are preapproved and can obtain the loan or you will have to forfeit your deposit.
If you buy from lending institutions you will also be required to have a deposit and proof you can obtain a loan.
When purchasing homes off the court house step you need in most cases cash on hand. Some will require 10% down that day and the rest in 2-4 weeks.
No matter what, it's important to research the property thoroughly before buying - mechanically, title work, tax search, value, it's value after fix up, etc. I have been an investor for over 20 years and have bought many foreclosures and know a lot of the ins and more about the outs!
